Practical, low-cost ways to make your property show its best. Most of these you can do yourself in a weekend.
First impressions sell homes
Buyers form an opinion in the first ten seconds. Before any showing, walk up to your front door as if you're a buyer arriving for the first time — power-wash the walk, repaint the front door, replace tired hardware, and add a fresh planter or two.
Inside, the foyer should feel uncluttered and bright. Remove oversized furniture, swap out heavy rugs for something light, and make sure the lighting is warm and inviting.
Low-cost ways to add the most value
Paint is the highest-return upgrade. Choose a fresh, neutral palette — soft whites, warm greys, or muted earth tones — and use it consistently across rooms to make the home feel larger.
Deep clean every surface. Polished countertops, spotless windows, scrubbed grout, and a freshly vacuumed home read as "well cared for" to buyers.
Replace dated cabinet hardware, light fixtures, and outlet covers. These small swaps modernize a space without a renovation budget.
Refresh landscaping with mulch, edging, and a few colorful annuals near the entry. Curb appeal sets the tone before buyers ever step inside.
While your home is on the market
Keep it show-ready every day. Make beds, run dishes, wipe counters, and put toys and pet items away each morning.
Aim for 50% less stuff. Pre-pack closets, shelves, and the garage. Sparse closets feel bigger; sparse counters feel cleaner.
Depersonalize where possible. Family photos, religious items, and personal collections distract buyers from picturing themselves in the space.
Manage smells and pets. Avoid strong cooking aromas, and arrange to have pets out of the home during showings.
Make selling easier on yourself
Pack a "showing kit" — a tote with cleaning wipes, a duster, and air freshener — and keep it accessible.
Designate a "go bag" of items you can quickly stash in the trunk before a showing.
Be flexible with showing windows, especially in the first two weeks. Most homes get the strongest interest in their first ten days on the market.
